What a 0.25% rate change does
The SARB usually, though not always, moves the repo rate by 0.25 percentage points at a time, and banks move prime by the same amount straight after.
| Loan amount | Repayment at prime (10.75%) | Extra if prime rises 0.25% | Saving if prime falls 0.25% |
|---|---|---|---|
| R 500 000 | R 5 076 | R 85 | R 84 |
| R 750 000 | R 7 614 | R 127 | R 126 |
| R 1 000 000 | R 10 152 | R 170 | R 168 |
| R 1 500 000 | R 15 228 | R 254 | R 253 |
| R 2 000 000 | R 20 305 | R 339 | R 337 |
| R 3 000 000 | R 30 457 | R 509 | R 505 |
As a rule of thumb, each 0.25% move changes a 20-year repayment by about R 17 a month for every R 100 000 borrowed.
Repayment and interest per R 100 000 borrowed
At prime (10.75%). Multiply by the number of hundred-thousands in your loan.
| Loan term | Monthly repayment | Total interest |
|---|---|---|
| 10 years | R 1 363 | R 63 606 |
| 15 years | R 1 121 | R 101 771 |
| 20 years | R 1 015 | R 143 655 |
| 25 years | R 962 | R 188 628 |
| 30 years | R 933 | R 236 053 |
A longer term lowers the repayment but costs far more interest: on R 1 million, 30 years instead of 20 lowers the repayment by R 817 a month but adds R 923 983 in interest.
Before you rely on these numbers
- Banks add a monthly service fee and usually require buildings (homeowner’s) insurance and life cover, which add to the monthly cost.
- The repayment changes whenever prime changes, unless you fix your rate.
- Many banks use about 30% of gross monthly income as a guide, and lenders must also assess affordability under the National Credit Act.
Frequently asked questions
What is the repayment on a R 1 million bond?
At prime (10.75%) over 20 years it is about R 10 152 a month, before the bank’s service fee and insurance.
How are these repayments worked out?
With the standard home-loan formula: interest is charged monthly at the yearly rate divided by 12, and the same payment each month repays the loan by the end of the term.
