Worked example

These are the calculator's starting values, so the results above match this example until you change an input.

On a R 2 000 000 home bought from a private seller, transfer duty is R 33 786: R 13 614 for the part of the price up to R 1 663 800, plus 6% of the rest.

That is 1.69% of the price. You pay it in cash before transfer, on top of your deposit and attorney fees. Homes up to R 1 210 000 pay no transfer duty.

What is transfer duty?

Transfer duty is a tax the buyer pays to SARS when a property changes hands. It is based on the purchase price (or the fair value, if that is higher) and is paid through the conveyancing attorney before the property can be registered in your name. Banks do not usually include it in the bond, so plan to pay it in cash.

New homes: VAT instead of transfer duty

If you buy from a developer or another seller registered for VAT, the sale carries VAT (normally included in the price) and no transfer duty is payable. Choose that option above to see the difference. You still pay attorney transfer and bond registration costs.

Frequently asked questions

How much is transfer duty on a R 1.5 million house?

R 8 700: 3% of the R 290 000 above R 1 210 000.

Who pays transfer duty?

The buyer. It is paid to SARS through the transfer attorney, who must get a SARS receipt before the transfer can be lodged at the Deeds Office.

Is there transfer duty on a house under R 1 210 000?

No. Properties up to R 1 210 000 pay no transfer duty, although attorney fees still apply.

Can transfer duty be added to my bond?

Usually not. Most banks expect you to pay transfer duty and attorney costs in cash, so save for them along with your deposit.

When must transfer duty be paid?

Within six months of the date the sale was agreed. After that SARS charges interest. In practice the attorney asks for it early in the transfer process.
